1. Plan twice, renovate once

Spend some time in your home before your get out the jack-hammers. Work out what works, what doesn't – and where you can really add value. Spend time planning it out and you'll save money in the long term.

2. Let there be light

The best renovations add light to a home – whether it's by adding skylights and glass doors, knocking down internal walls, or opening up to the garden with bi-folds and bringing the outside in. You can also add light by painting the walls a lighter colour, adding mirrors or putting new light fixtures in.

3. Focus on lifestyle

The most popular renovations are kitchen, bathrooms and garden landscaping. This is where you spend most of your time, and it's an emotional pull for potential buyers. Keep it simple, and keep it in the same style as your existing home.

4. Don't over-capitalise

Get advice from an estate agent first - ask what the renovations will actually add to your home, and think carefully about the cost versus value of your renovation. If your block of land is small, a second bathroom or home office may be overkill. Look at other homes in your area to see where they have created space.

5. Avoid the money-pits

Unless you really want a swimming pool for your own use, don't put one in. The upkeep costs are a big turn-off for many buyers. Surround sound systems wired throughout the house may be important to you – but not to others. And although you should always look for quality workmanship, don't spend too much on extravagant fixtures and finishes.
